A municipality or other level of authority divides the land into zones that either permit or prohibit specific land uses. This process is known as zoning or land use planning. Zoning is used to support appropriate land use for a number of goals. Land use classification is actually done to preserve a community’s “character” and to prevent future uses from diverging from the ones that are now being used. It is a method that local government bodies use to regulate how real estate is used and developed in a certain area. In order to coordinate land usage for economic, geological, and physiological reasons, zoning restrictions set expansion boundaries.
